Buying
What it costs and how you pay
A 30% deposit, then the balance monthly over up to 36months with no interest added. What happens if you fall behind is written down here as plainly as the price is — a buyer should know the consequence before they sign, not after.
Payment
Four ways to pay for the same stand
Worked through on one size so the plans can be compared directly. Every size follows the same rules — the figures for each are on thestands page.
| Plan | Up front | Monthly | Term | Total paid |
|---|---|---|---|---|
| Cash | US$7,125 | None | On signature | US$7,125 |
| 12 months | US$2,250 | US$438 | 12 instalments | US$7,500 |
| 24 months | US$2,250 | US$219 | 24 instalments | US$7,500 |
| 36 months | US$2,250 | US$146 | 36 instalments | US$7,500 |
- Up front is the 30% deposit on an instalment plan, and the whole amount on the cash plan. The cash figure is the price less the 5% early-settlement discount.
- Monthly figures are rounded to the whole dollar, so multiplying one out lands a few dollars either side of the total in the last column.
- The agreement of sale is signed the day the deposit clears and you keep a copy from that day. Nothing is paid before a written quote naming the stand number, the size, the price and the plan.
Interest free
The instalment total is the cash price. There is no interest on a plan that runs to term.
5% early settlement
Clear the balance at any point and 5% comes off what is left to pay.
14-day grace
A late instalment carries a 14-day grace period. After 30 days a 5% late fee applies; a sale is only cancelled after 90 days and payments already made are refunded less 10%.

How to buy
Five steps, in order
Buying a stand is genuinely a sequence — step four cannot happen before step three — so the numbers below carry information rather than decorate the list.
Visit the estate, or send someone
Buying from abroad is normal here. A relative or representative you nominate can walk the stand and photograph the beacon for you.
Choose a stand and get it in writing
You receive a written quote naming the stand number, the size, the price and the plan before any money moves.
Pay the deposit and sign
30% deposit. The agreement of sale is signed the same day the deposit clears, and you receive a copy immediately.
Pay monthly to completion
You receive a statement every month showing what has been paid and what remains.
Transfer
On the final payment the conveyancer lodges the transfer. Costs and duty are quoted before the process starts.
Buying from abroad
You do not have to be in Zimbabwe to buy
Buying from abroad is normal here. The foursteps below are how it is done without you flying in, and without either side having to take the other's word for anything.
- Someone walks it for youWe meet your nominated representative at the stand and send photographs the same day
- Documents by email firstYou see the full agreement of sale before anything is signed or paid
- SWIFT transferOne collection account. Details are confirmed in writing, never by message
- Power of attorneySigned remotely and notarised locally, so you never need to fly in

Questions
The things buyers actually ask
Do I get a title deed?
Yes. The subdivision is approved and each stand has its own diagram, so title transfers into your name on final payment. The conveyancer lodges it and you receive the deed directly from them.
Is the water connected yet?
Not yet. The boreholes are drilled and the storage reservoir is being built — you can see it under construction in the photographs on The Estate page, taken 25 August 2026. Mains are being laid through Phase 1 now. We will not describe it as complete until it is.
Can I build before I finish paying?
Yes, once 60% of the price is paid and your building plans are approved by Zvimba Rural District Council. (Building plans are a council matter; the subdivision itself was approved by the Department of Physical Planning.) Many owners start their foundation at that point.
What happens if I miss an instalment?
There is a 14-day grace period. After 30 days a 5% late fee is added. A sale is only cancelled after 90 days of no contact, and payments already made are refunded less a 10% administration charge.
Are there monthly service charges?
Not during the payment term. Once the estate association is established after handover, an estate levy covers security, refuse and common area maintenance. The current projection is US$15 a month.
How do I know this is not a scam?
Check us rather than trust us. Our company registration number can be verified with the Companies and Intellectual Property Office, the subdivision approval with the Department of Physical Planning — its stamp and reference are on the plan you can open on the stands page — and the diagram with the Surveyor-General. All three references are on the About page. A seller who will not give you those is telling you something.
